RETS/API Data Requests
The Columbia Board of REALTORS Multiple Listing Service offers the following data to Participants & Subscribers of our MLS:
Internet Data eXchange Program was created to provide a system where brokers can provide each other wholesale permission to display their listings on each other's websites, within certain guidelines.
The term “Virtual Office Website” (VOW) refers to a Participant’s Internet website, or a feature of a participant’s Internet website, through which the participant is capable of providing real estate brokerage services to consumers with whom the Participant has first established a broker-consumer relationship (as defined by state law) where the consumer has the opportunity to search MLS data, subject to the Participant’s oversight, supervision, and accountability.
Broker Back Office (BBO) means the use of BBO Data by Participant and Subscribers affiliated with the Participant for the purpose of broker management systems that display only to the participant or subscriber, CRM and transaction management tools that only exposes data to the participant, subscriber, and bona fide clients as established by state law, productivity and ranking tools and reports that only displays data to the participant and subscriber, and marketplace statistical analysis reports that are in conformance with NAR MLS Policy, which allows for certain public distribution.
BBO Use may only be made by participants and subscribers affiliated with the participant, except that at the request of a participant, MLS must provide BBO Data to that participant’s designee. The designee may use the BBO Data only to facilitate the BBO Use on behalf of that participant and its affiliated subscribers.
An automated valuation model (AVM), broker price opinion (BPO), comparative (or comparable) market analysis (CMA) or similar product or service using CBOR Data and possibly other data, provided it can fairly be characterized as a valuation of real property, and only to the extent permitted by the CBOR Policies. An AVM need not include any human judgment or analysis.
